Eastbound Loop 101 closure scheduled this weekend (May 16-19)

The Arizona Department of Transportation advises drivers to plan for the following closures and restrictions as part of the Loop 101 widening project between 75th Avenue and Interstate 17. 

  • Eastbound Loop 101 will be CLOSED between 59th Avenue and I-17 from 10 p.m. Friday, May 16, to 5 a.m. Monday, May 19.

    • DETOUR: Drivers may use Union Hills Drive or Bell Road as alternate routes.

  • The eastbound Loop 101 on-ramps at Union Hills Drive, 75th and 67th avenues also will be closed.

  • The westbound Loop 101 HOV lane between I-17 and 59th Avenue also will be closed during this time.

LONG-TERM RAMP CLOSURES

  • The westbound Loop 101 off-ramp at 51st Avenue will be closed for approximately 60 days beginning 11:30 p.m., Monday, May 19.

    • DETOUR: Drivers may consider using the westbound Loop 101 off-ramp at 59th Avenue, then travel south to eastbound Union Hills Drive to reach 51st Avenue.

  • The eastbound Loop 101 on-ramp at 59th Avenue will be closed for approximately 60 days beginning 11:30 p.m., Monday, May 19.

    • DETOUR: Drivers may consider using eastbound Union Hills Drive to 51st Avenue to access eastbound Loop 101.

UPCOMING OVERNIGHT RESTRICTIONS AND CLOSURES (WEEK OF MAY 19)

Monday, May 19

  • The following restrictions and closures will be in place from 10 p.m. Monday, May 19 to 5 a.m. Tuesday, May 20:

    • The westbound frontage road (Beardsley Road) will be closed between 35th and 51st avenues.

    • Eastbound Loop 101 will be narrowed to two lanes between 59th and 51st avenues. 

    • Westbound Loop 101 will be narrowed to two lanes between 35th and 51st avenues.

    • Loop 101 will be narrowed to two lanes in both directions between 67th and 75th avenues.

Tuesday, May 20 

  • Loop 101 will be narrowed to two lanes in both directions between 67th and 75th avenues from 10 p.m. Tuesday, May 20 to 5 a.m. Wednesday, May 21. 

Wednesday, May 21

  • Loop 101 will be narrowed to two lanes in both directions between 59th and 67th avenues 10 p.m. Wednesday, May 21 to 5 a.m. Thursday, May 22.

Thursday, May 22

  • Loop 101 will be narrowed to two lanes in both directions between 59th and 67th avenues 10 p.m. Thursday, May 22 to 5 a.m. Friday, May 23.

ONGOING RESTRICTIONS

Lane restrictions are ongoing at the following locations for bridge work and frontage road improvements.

At the 51st and 35th avenue interchanges:

  • All on- and off-ramps will be narrowed to one lane

  • The left-turn lane for both east- and westbound on-ramps will be narrowed to one lane

  • 51st and 35th avenues will be narrowed to one lane under Loop 101 

At the 31st Avenue interchange:

  • The 31st Avenue shoulders will be closed under Loop 101. Pedestrian access is still available. 

Frontage roads:

Much of the work on the frontage roads was completed in March 2025. Short-term periodic restrictions on the frontage roads may be needed in the future.

Memorial Day Skiing?

We’re having summer temps here in the Valley, but if you’re itching to hit the slopes one last time, Snowbowl in Flagstaff has announced their season will extend through June 1st. (link)

Glendale Special Election Ballot Deadline

If you have not dropped off your ballot for the City of Glendale’s special election, the deadline is May 20th. Unfortunately it is too late to mail in ballots, so they must be dropped off at the City Clerk’s Office at 5752 W. Glenn Drive. (link)

Arizona Restaurant Week begins

2025 Spring Arizona Restaurant Week begins today and runs through May 25th. There are lots of great participating restaurants in Peoria & Glendale, be sure and get out to support local eateries and get some fantastic deals. See the full list of participants on their website. (link)

City of Glendale Memorial Day hours

The Foothills Recreation and Aquatics Center and the Rose Lane Aquatics Center, will be opening this year on Memorial Day weekend! Starting Memorial Day weekend, join them for open swim on Saturday, May 24, Sunday, May 25, and Monday, May 26, from 1-5pm.

The regular pool schedule follows Memorial Day Weekend, Tuesdays - Saturdays from 1-5pm. (link)

How’s the market?

The summer heat is here, but is that heat showing up in the Arrowhead real estate market?

The data

  • 28 homes sold in Arrowhead Ranch in April. This is a 20% decrease from 2024.

  • Price per square foot was $273.17 a 2.26% decrease from 2024.

  • The average sold price was $588,446 a decrease of 2.17%.

What does it mean?

It can be hard to put too much stock in what happens in Arrowhead Ranch when looking at a single month, due to the limited size of our market.

That said, the data is showing that the market has been relatively flat for the past year, but we're starting to see a spark in the market. The question is, will that spark bring buyers to the market or start a wildfire and burn the market to a crisp. 🤔

The market is definitely more active that it has been recently, especially on the supply side. There were 68 new listings in the month of April, and there are 106 homes for sale here in Arrowhead, which almost twice what was for sale at this time in May of 2024, which was 57 homes for sale.

Demand is up a bit as well, as there are 38 homes under contract as of today, which is the same level as this time last year. So, in theory, with twice as many homes for sale, and the same amount of buyers (roughly), then basic supply & demand economics would lead one to believe that prices should be trending down, right?

Right, and that is actually happening in the market as well, sort of. This summer will be very interesting to see how this increase in supply affects the market. Will it lead to significant downward pressure on prices, or does it just mean buyers now have twice as many options to look at?

ODDS & ENDS

If you were out and about in the West Valley late night this past week, you may have seen the Philippine Mars making its trek from Lake Pleasant to the Pima Air & Space Museum. The flying boat made its final flight and landed on the water at Lake Pleasant, where it was removed & disassembled for the trip to the museum. You can learn more in the article or museum links.
