August was one of the busiest months we have seen here in Arrowhead in quite some time, with 35 homes sold. This was 2x as many homes sold in August 2024.

We saw the number of sales in September regress to the mean, with just 16 homes sold. Seems August was a bit of a unicorn…🦄

How is the market in Arrowhead Ranch? Let’s look at some data from September 2025.

  • 16 homes sold in Arrowhead in September. This is an 23.81% decrease from September 2024, which was one of the slowest months in recent years.

  • Price per square foot was $254.34 a 5.92% decrease from 2024.

  • The average sold price was $539,425 a decrease of 14.34%.

The month of August had some eye opening data swings, with some pretty logical explanations as to what was happening.

September swung back in the opposite direction, after a huge amount of sales in August. Turns out, it was an anomaly and we were back to another slow month in September, with just 16 sales under $1 million.

The most glaring item in the data is the drop in average sold price. In September 2024, there were seven homes sold that were over $700k, while last month there were not any sales over $700k.

There are a couple of conclusions we can come to from this item. Buyers are choosing to purchase less expensive homes, or buyers in the $700k plus price range, are simply not buying at all.

My first thought is that this is a unique quirk of a small market, so I am interested to see what happens in October and if there will be a wider variety in prices of homes sold.
