August was one of the busiest months we have seen here in Arrowhead in quite some time, with 35 homes sold. This was 2x as many homes sold in August 2024.
This is a good thing, but we also saw the average sale price take a big shift downward. See why I think this happened, and why the sky isn’t falling on Arrowhead real estate.


How is the market in Arrowhead Ranch? Let’s look at some data from August 2025.
35 homes sold in Arrowhead in August. This is an 94.44% increase from August 2024, which was one of the slowest months in recent years.
Price per square foot was $255.52 a 9.48% decrease from 2024.
The average sold price was $564,218 a decrease of 6.39%.
The first thing I thought when I saw the data was HOLY COW!! Average price when down $38k!!! A lot to unpack in this data, and some explanation on what caused it and why the sky isn’t falling.
The first thing is, August 2024 was one of the slower months in regards to sales, and August 2025 was one of the busier months we’ve had in a while. Having twice as many sales isn’t as extreme as it may seem, but still it is a good sign that the market is active.
The $38k drop in average sold price was a bit alarming, but I looked at the data in more detail and here is what I found. In 2024, 9 of the sales were $600k or less, and in 2025, 26 of the sales were $600k or less. To me, this points out that the lower price points are more active and more homes are selling, and this drop in average price is not necessarily an indicator that prices are falling.
What about the drop in price per square foot though? Homes selling under $600k, are likely not as upgraded as homes above that price point, which would in turn lead to a lower price per square foot price.
