The inventory of homes for sale soared to unfamiliar heights early this year in Arrowhead Ranch, and in the greater Phoenix market. At times, we had a 50% increase in the number of homes for sale.

This increase led to many in the industry to proclaim we had entered a ‘Buyer’s Market'. This may have been partially true, and buyers certainly had more homes to choose from, but it never felt like we reached a place where a buyer could call all the shots and get a smoking deal.

The question is, what is the market doing this summer? The answer may surprise you, and interest rates may finally be dropping to rates that impact the market.

How is the market in Arrowhead Ranch? Let’s look at some data from June 2025.

  • 27 homes sold in Arrowhead in July. This is an 8.0% increase from July 2024.

  • Price per square foot was $272.34 a 1.83% increase from 2024.

  • The average sold price was $583,810 a decrease of 10.72%.

If you don’t want to read all of that, here is the gist: Prices are pretty much the same as last year, the market had a run up and back down in the number of homes for sale here in Arrowhead Ranch, and we’re back to where we started the year.

Here is the detailed explanation, or at least my opinions & explanation: As in past months, we are seeing some wild swings in the data, which at first seems rather eye opening. $70k drop in the average sold price, 😲😲😲

I had the same thought, but I dove deeper into the data. The average size of home sold in July 2024 was 2,471 square feet, but in July 2025 it was 2,182 square feet. If you multiply that difference in size of home sold by the average price per square foot (288sf x $272.34 = $78,433) we can come to the conclusion that the sky is in fact not falling on home prices, but the size discrepancy explains the difference in average sold price.

We can come to the same conclusion by comparing the average price per square foot.

The other interesting data point on this chart is the increase in time it took for homes to sell. We did see a big increase in homes for sale in 2025, which would make sense that it would take longer to sell when faced with increased competition.

That said, the number of homes for sale peaked in May at 111, which was a big increase from March, when there were 78 homes for sale here in Arrowhead Ranch.

Activity has picked up, as there are 42 homes under contract, which has led to a decrease back down to just 76 homes for sale today.
