31 homes sold in Arrowhead in June. This is an 40.91% increase from June 2024, which was also one of the slowest months in recent years.
Price per square foot was $272.48 a 0.31% decrease from 2024.
The average sold price was $623,333 an increase of 11.08%.
In may, we saw a $35k DROP in the average sold price, but in June we saw a $62k INCREASE in the average sold price?
What in the world is going on out there?
I feel like I say this each month, but part of the problem with looking at only one month of data is problematic in a small sub-market like Arrowhead Ranch. Have home values gone up 11%? Not likely. The reasonable explanation is that the PRICE of homes sold in June was higher than they were in May, not a big fat jump in VALUES
The average price per square foot was basically the same in May & June of this year, AND in May & June of 2024. Which indicate, the market remains relatively flat.
I am seeing increased activity in the market, which is a positive sign.

How does Arrowhead compare to Phoenix Metro?

Let’s have a look at what happened in the Phoenix market in June.
3,984 homes sold in Metro Phoenix in June. This is an 3.94% increase from June 2024.
Price per square foot was $263.38 a 2.29% decrease from 2024.
The average sold price was $515,136 a decrease of 1.47%.
The overall market for Phoenix was pretty consistent from May to June, with sold prices and price per square foot remaining about the same as May of this year, and June of 2024.
The market has been quite active the past couple months, but we have seen a slight pull back in the number of homes for sale in Arrowhead & across the Valley.
I believe a part of this is due to the summer season which has a lot of residents on vacation and escaping the heat, instead of shopping for a new homer
